Our process

The process changes depending on whether you already have drawings. The principle does not: define the work before pretending to know the price.

From a rough idea to a buildable plan.

No plans yet

Enter through pre-construction.

The planning engagement develops the drawings and decisions needed to price the project accurately. Trevor described this as the normal starting point when a serious client has an idea but no plan package.

What the planning engagement covers

Architect plans in hand

Enter through plan review.

If the project has already been designed, the first task is to review the package for feasibility, missing decisions, trade coordination, and pricing readiness.

Where your project stands

A large project should never feel like it is 'somewhere in the middle.' Every project here sits in exactly one of these states, and the conversation always names the next decision.

Seven named states. One at a time.

  1. 01

    Consultation

Property, goal, timing, and planning status on the table.

  2. 02

    Planning agreement

The pre-construction engagement is scoped, quoted, and signed.

  3. 03

    Plan development

Feasibility, design coordination, and decisions move the plans forward.

  4. 04

    Construction proposal

A written price and schedule, built from the finished plans.

  5. 05

    Construction contract

A separate decision, made only when the proposal is real.

  6. 06

    Build

Trevor coordinates the crew and owns the communication.

  7. 07

    Closeout

Inspection and the owner-walked punch list end the project properly.

Both paths converge here

01

Project consultation

We clarify the property, project type, timing, planning status, and what decision needs to happen next.

02

Pre-construction or plan review

Without drawings, a paid planning engagement develops the buildable scope. With drawings, we review the package for feasibility and pricing readiness.

03

Construction proposal

Once the plan is real, the project can be priced accurately and sequenced responsibly.

04

Build and closeout

Trevor leads communication and coordination through construction, inspection, and the owner-walked punch list.
